These terms and conditions apply to individual bookings. Separate terms and conditions apply to group bookings.
These conditions apply to rented and reservable accommodations, premises, and services. Collectively, these are referred to as “property“.
BOOKING
- The customer is responsible for reviewing the descriptions of the reserved property/properties and the associated booking conditions.
- By making a reservation through Kytäjä Resort’s online booking service (Moder) or with Kytäjä Resort’s sales office, the customer agrees to these booking conditions.
- A customer’s reservation becomes binding once it has been confirmed, and the customer has paid for the reservation.
- Reservations made through external intermediaries are subject to the specific terms of that intermediary.
PAYMENT AND PAYMENT TERMS
- The rental amount must be paid in full.
- The rental price includes the applicable value-added tax. Kytäjä Resort reserves the right to make price adjustments at any given time.
- If the reservation is made via our Sales Office, the customer will be sent a payment link to complete the reservation payment.
CANCELLATIONS TÖRÖLÄ ROOMS, UNIVILLA STUDIO AND UNIVILLA SUITE
- Cancellations must be made in written form, for example, via e-mail to Kytäjä Resort Sales office info@kytaja.fi
- The cancellation date is the day when Kytäjä Resort receives notice of the cancellation.
- A cancellation can only be made by the person who made the reservation.
- Failure to pay the invoice does not constitute a cancellation.
- If the guest cancels the reservation at least 14 days before the start of the reservation, 100% of the reservation value will be refunded.
- If the guest cancels the reservation less than 14 days before the start, the full value of the reservation will be charged.
- Transferring the reservation is possible according to the booking terms.
CANCELLATIONS MÄNTYLÄ HOUSE, VILLA BETLEHEM AND VILLA JERUSALEM
- Cancellations must be made in written form, for example, via e-mail to Kytäjä Resort Sales office info@kytaja.fi
- The date of cancellation is the day when Kytäjä Resort receives notice of the cancellation.
- Failure to pay the invoice does not constitute a cancellation.
- Cancellations made 28 days before the reservation start date will be refunded 100 % of the reservation value.
- Cancellations made reservation 14–27 days before reservation start date will be refunded 50% of the reservation value.
- Cancellations made less than 14 days before the reservation start date will be charged totally of the value of the reservation.
- Transferring the reservation is possible according to the booking terms.
CAMPAINGS AND OFFERS
- For campaigns and discounted services, special booking conditions may apply, which will be stated at the time of purchase.
OWNER’S RIGHT TO CANCEL RESERVATION
- In the event of force majeure, Kytäjä Resort may cancel the reservation.
- The cancellation will be notified promptly to the customer.
- The customer has then the right to receive a full refund of the rental amount.
- In the case of a reservation canceled due to force majeure, any costs incurred by the customer will not be reimbursed.
- Kytäjä Resort reserves the right to cancel a reservation if the rental payment is not received by the due date and remains unpaid even after a five-day grace period.
KEY HANDOVER AND USAGE
- The property door or key box is opened with a PIN code sent to the customer’s mobile phone number or email at the latest on the arrival day at 2pm.
- The PIN code is provided only for paid and valid reservations, and it must not be shared with external parties.
PROPERTY USAGE
- The property is defined in the property description.
- The customer has the right to use the property and its equipment during the rental period, as well as any separately specified services.
- The property is available to the customer during the time defined in the reservation confirmation.
- The property is located in an area where there are other rental properties of Kytäjä Resort. Therefore, we request our customers to respect other visitors in the area and observe silence from 10:00 PM to 07:00 AM.
- Smoking is only allowed outdoors.
- At the end of the rental period, the customer is responsible for ensuring that all doors of the rental property are locked, and lights are turned off.
- Items left in the property will be reported to the customer. Lost items are kept at the Kytäjä Resort for 3 months, after which Kytäjä Resort is no longer responsible for storing the items.
CLEANING AND PETS
- The guest is responsible for maintaining the general cleanliness of the property. Each accommodation has specific instructions for guests outlining tasks to be completed before departure.
- Final cleaning is included in the rental price and will be carried out by Kytäjä Resort.
- If an unusually extensive cleaning of the property is required after the rental period due to the customer leaving the rental property in a condition less clean than normal, the customer is responsible for the costs exceeding regular cleaning. The charge for the service mentioned is €50 per hour. The minimum charge for extra cleaning will be 3 hours.
- Most of Kytäjä Resort’s properties are completely allergen-free. Pets are allowed for an additional fee only in specific properties. Please inquire about bringing a pet in advance. The additional fee €100 for pets is charged at the time of booking. The following conditions apply to guests with pets:
- The customer is fully responsible and liable for any damage caused by their pets.
- Pets are not allowed to be left alone in the accommodation without supervision.
- Pet owners must pay special attention to the cleanliness of the accommodation. If Kytäjä Resort must perform a cleaning that exceeds the usual standard due to pets, the customer is responsible for the additional costs.
- Pet owners must also adhere to any additional instructions provided separately.
DAMAGES AND COMPLAINTS
- The customer is obligated to fully compensate Kytäjä Resort for any damage caused to the rental property or its contents.
- The customer is also responsible for other people visiting the rental property and any damage they cause during the reservation period.
- Kanava Resort does not compensate for inconveniences or costs caused by natural conditions such as insects, animals, weather, seasonal road damage or unexpected weather changes.
- Any complaints about the property’s equipment or condition must be reported to Kytäjä Resort immediately for prompt resolution. If the issue cannot be resolved during the customer’s stay, a written complaint must be submitted after the end of the reservation period for further processing.
